Time is of the essence in real estate investing.  

The amount of earnest money typically ranges from 1% to 3% of the purchase price. Our EMD loans offer you quick access to funds, enabling you to secure properties before they slip away.  Don’t let cash constraints hold you back!

Structure for Funding

  • EMD loans will have an upfront deposit fee of 5% ($350 min) NON REFUNDABLE

  • Deposit is paid directly to lender before EMD is funded to title and credited toward fees once the deal goes through

  • Must be within the inspection / due diligence period

  • Inspection/due diligence period must be extended to close of escrow (Fix n' Flips)

  • Escrow/Title must give written understanding of the transaction

  • 30 - 60 Days

  • Signed JV agreement

  • Signed Escrow instructions (Compensation from buyer to lender, Assignment of EMD)

  • Signed earnest Money Agreement

  • Mutual release statement signed
